WHAT IS CLASS Q PLANNING PERMISSION?
Class Q permitted development rights in the United Kingdom allow certain agricultural buildings to be converted into dwellings without the need for full planning permission. Introduced in 2014, this legislation aims to promote the adaptive reuse of agricultural buildings, such as barns, for residential purposes, contributing to the preservation of rural heritage and meeting the growing demand for housing.
To convert a barn into a family home under Class Q, specific criteria must be met:
The Building’s Eligibility: The structure must have been in agricultural use on or before March 20, 2013 (or in agricultural use within 10 years before applying for the change of use – whichever is the lesser) and remain in that use or redundant thereafter.
Size Limitations: There are restrictions on the maximum floor space for the converted dwelling. You are allowed to build up to 5 dwellings per established agricultural unit (or farm). These can be split into smaller dwellings and larger dwellings. Smaller dwellings are up to 100m2 and larger dwellings 100-465m2. This means a theoretical maximum limit of 865m2. Additionally, the planning authority will consider the building's external dimensions and structural alterations.
Use as a Dwelling: The converted property should function as a single dwelling, adhering to all necessary regulations and standards for habitable spaces.
Location and Land: The barn's location and surrounding land might influence the decision, considering factors such as environmental impact, visual aesthetics, and potential impact on neighbours.
